5V crimp vs. standing seam
5V crimp is an exposed-fastener panel screwed through the face into the deck. It costs less and goes on fast, which is why it’s common on rural homes, barns and older Florida houses. The screws and their rubber washers need checking over time.
Standing seam hides the fasteners under raised seams that lock or snap together. It costs more, but the panel can move with heat, there are no exposed screws to back out, and it is the look most people picture on a modern metal roof.
What pushes a Florida metal roof price up or down
- Panel gauge and metal type. Thicker steel costs more. Aluminum costs more than steel but holds up better within a few miles of salt water.
- Roof shape. Hips, valleys and dormers mean more cutting and trim. A simple gable roof is the cheapest to cover.
- Tear-off and deck repair. Rotten plywood found under old shingles is replaced at a per-sheet price in most contracts.
- Wind zone. Coastal and high-wind areas can require closer fastener spacing and heavier clips.
- Insurance. Some insurers credit metal roofs on the wind mitigation report. Ask your agent before you choose.
Is metal worth it in Florida?
A metal roof usually costs about 1.5 to 2 times what architectural shingles cost on the same house. It pays back if you plan to stay long enough to skip a shingle replacement, or if your insurer rewards it. Can you put a metal roof over shingles in Florida?
Florida allows one layer to be recovered in some cases, but many jurisdictions and insurers prefer or require a full tear-off, and the 2023 Florida Building Code tightened the rules for recovering an existing roof. Ask your roofer and building department before you plan on a roof-over.
